  • Is breakfast included?
    Breakfast is optional and not included in the standard rate. If you would like to have breakfast on site please select the breakfast option at the time of booking. Breakfast is not included if you have have had a discounted rate..
  • How accessible is The Tea House?
    The Tea House is a medieval building which is not adapted to accommodate those who have mobility difficulties. Some of the stairs are quite steep and some doorways and beams are very low. The floors are uneven in places which adds to the character but does not aid mobility. If you have any queries please contact your host before booking to discuss whether or not it will be suitable for your own particular needs
  • If I have to cancel will I get my money back?
    If you cancel your booking anytime before 14 day prior to arrival, you will be entitled to a full refund. However if you have bought a non refundable deal this will depend on the terms of the deal.
  • What time can I arrive?
    Check in is from 3pm. There is no reception desk so it is important for your own convenience and comfort that you agree a time with your host so that there will be someone there to let you in, give you your keys and ensure you have everything that you need.
  • If I arrive in Rye early before check in time and have luggage with me, can I drop it off?"
    Yes certainly! If you need to leave luggage here before you are able to check in, that is not a problem at all. However you must arrange a time so that there is someone available to help you.
  • Can I bring my dog?
    We are sorry but pets are not permitted
  • I will be arriving by car.  Where can I park?
    There is no parking at The Tea House but there are many car parks close by. I would recommend the Market Car Park TN31 7NA which is only 2 or 3 minutes walk away and costs £2.50 for24 hours.
  • Can I come with children for a family holiday?
    So sorry but unfortunately The Tea House is not suitable for children. we have a policy that only people over the age of 16 can stay.
  • Can I invite my friends in ?
    Only paying guests are to be in the house. Please do no invite anyone else in as this like most B7B is a private residence and does not have the facilities of a hotel.
  • Will I be disturbed by other guests at night?
    We ask that quiet time is observed between 11pm and 9am to respect other guests.
  • Can I pull into the alleyway next to The Tea House to unload my luggage?
    This is not permitted as the alleyway is not part of The Tea House. If you need help unloading luggage please contact your host who will coordinate with you to assist.
  • I am allergic to feathers, can I have hypoallergenic bedding"
    We have both available so please let your host know if you have a preference. Please also be aware that if you suffer from severe allergies that there are 2 dogs living within the premises - although not in the guest areas.
  • I have special dietary needs.  Can you accommodate this?
    Dairy alternatives are available but for any other needs please contact your host to discuss your particular requirements. Breakfast is not included in the price so if you have special dietary requirements which we cannot meet, please choose room only rate and you will find that, as we are so centrally positioned in the town, there are many lovely eateries on our doorstep which should be able to meet your needs.
  • Can I smoke or Vape?
    NO - we have a strict no smoking policy
  • Is there daily on-site management?
    Yes
  • Is daily housekeeping included in the rate ?
    No, this is not included but should you need fresh towels, cups, replenishment of coffee, tea or biscuits, we will happily provide those is you let us know.
